The subject of the contract was the function of Investor's Representative during the preparation and implementation of the investment - the construction of the Food Service Transgourmet logistics hall in Gliwice. This investment was carried out in the area of the former coal mine Sośnica - Pole Wschód, where there were two mining shafts. Gradual shutdown of mining took place in the 1980’s, and final exploitation ended in the 1990’s.

Due to the specificity and location of the investment area, additional geotechnical tests had to be carried out to meet the new investment requirements for the logistics hall.

The logistics hall was designed in line with the ecological trend, which the investor has been implementing and improving for many years. The new facility, like the previous ones, is equipped with a renewable energy source and uses waste heat energy from the refrigeration installation for heating purposes.

    dry warehouse with a designed separate space for a +4C cold store with an area of ​​1,100 m2

    two freezer rooms with an area of ​​2,200 m2 each and a height of 9 meters to a temperature of -24C

    gatehouse 26 m2 sprinkler pumping room 90 m2  fire protection tank 1200 m3 , surface rainwater tank 1800 m3

  • Parking:

    150 parking spaces with the possibility of expansion by another 36 spaces

    12 parking spaces with the possibility of charging electric cars, including refrigerated cars from the Investor's fleet

Scope of work

The scope of work of the preparatory stage:

  • development of the land development plan (LDP) in two variants
  • development of the internal communication system together with the connection of the plot with the public road
  • development of an extended of the hall concept in two variants
  • development of the concept of the installations: ventilation and air conditioning, sprinkler and hydrant , water and sewage, cooling and electrical installations with switchboards
  • design supervision of pre-design and design works
  • preparation and implementation of organizational, technical and administrative activities related to obtaining technical conditions from the utility managers
  • coordination of design activities
  • development of an investment implementation schedule
  • complete execution of the tender procedure along with preparation of documents, participation in negotiations and selection recommendation

Scope of works during the construction phase:

  • coordination of the work of individual GC contractors in order to carry out construction works in accordance with the technology and quality regime requirements
  • active monitoring of the material and financial schedule, including taking possible corrective or remedial actions
  • investor supervision of all industries and geotechnical supervision
  • coordination of the General Contractor's works with the Investor's suppliers and contractors
  • preparing monthly reports
  • participation in tests and in the final acceptance
  • representing the Investor
