Selgros retail park
- in Lubin

The subject of the contract was to act as the Investor's Representative for the reconstruction of the former Auchan building in Lubin into a modern Selgros retail park. The modernization works, including the preparatory stage, lasted about 1,5 year.The retail park houses a Selgros Cash&Carry food wholesaler, a JustGym fitness club and gym, and a Bricomarche DIY store.

This task was difficult because the over 20-year-old hall had been abandoned since September 2020, and only part of it was used as warehouse space. As a result, the facility went to rack and ruine, and the surrounding area was not properly used.

Due to the above, making a decision to modernize the facility was associated with a high risk for the Investor. Even before the modernization began, it was necessary to assess the condition of the facility's structure and indicate the necessary demolition and repair work to be performed.

Scope of work

Scope of work of the preparatory stage:

  1. Analysis of necessary demolition and structural strengthening works of the facility, qualitative and technical supervision
  2. Conduct tender procedures as part of each work package (preparation of documentation for requests for proposals and industry tender tables; communication with Bidders; participation in negotiations, selection recommendation).

Scope of work of the construction stage - construction management together with construction management:

  1. Investor's representation at the construction site
  2. Organizing the information flow process
  3. Coordination of work performed by individual contractors of work packages, including ongoing updates of work packages
  4. Active monitoring of the investment schedule
  5. Investor supervision of all industries
  6. Prevention of irregularities on the construction site
  7. Cost control
  8. Preparation of monthly reports for the Investor
  9. Participation in the final acceptance

Installations

All ventilation systems have heat recovery, which allows maintaining a low energy balance for heating purposes of the building

District heating recovery substation using waste heat from the cooling installation for domestic hot water purposes and heat to ventilate the entire facility

The entire facility is fire-protected by a completely new sprinkler and hydrant system and a fire pump station adapted to current regulations

The building has its own water treatment plant equipped with water softening and disinfection using 3 UV lamps
